MINUTES OF MEETING
MARCH 7, 2002
PRESENT: Chairman Tracy Scott, Joanna McIntosh, Ted Bailey, Richard DeBold, Ron Lesieur, Stan Brehm, Harold Arey, Secretary Andrea Deachman
Chairman Scott introduced the Board and asked the members of the Board to review the minutes of February 7, 2002.
Motion was made to accept the minutes as written.

DESIGN REVIEW: Pat Kargezian
Site Review – Home Occupation
Antiques
Map 4, Lot 158, Dover Road
No Abutters present.
David Noyes presented the Board with plans for the site review.
Handicapped accessibility and parking were concerns. Both items have been addressed. 3 plus paved parking spaces, doors have been widened and a ramp has been installed.
Design Review was closed.

Mr. Noyes presented final plans to the Board. No further issues.

DESIGN REVIEW: Brandon Giuda
Subdivision
Map 10, Lot 9, Pleasant Street
Abutters present: Nick Burdett of Green Crow Corp.
Mr. Giuda presented the Board with plans for his subdivision. He will be subdividing off approximately 32 acres from the front of his property on Pleasant Street.

Abutters present: Nick Burdett of Green Crow Corp.
Mr. Giuda presented the Board with final plans for his subdivision.
Motion was made to accept the subdivision.

DESIGN REVIEW: Gary DePalma/Gary’s RV
Site Review – New Facility
Map 3, Lot 10, Dover Road
Board member Stan Brehm abstained.
Abutters present: Larry Leppard, Donna Chagnon and Stan Brehm
Engineer Bob Rook and Surveyor Joe Wichert assisted Mr. DePalma in presenting plans of the proposed new development.
Mr. DePalma will be consolidating the lots he owns. The new building will 160 feet off the highway. It will have 12 bays 2 of which will be wash bays along with showroom office and parts shop will be on the ground level more office and storage on the second floor. The wash bays will be a closed system.
The new driveway will be 60 feet wide to accommodate the larger available vehicle size.
Mr. DePalma presented a power point presentation of the building. Mr. Rook and Mr. Wichert showed the Board where the wetlands were and how the runoff would move into the detention pond.
The following is needed to complete this site review: State wetlands, site specific, and driveway permits.

Board member Stan Brehm abstained.
Abutters present: Larry Leppard, Donna Chagnon and Stan Brehm
Final plans were presented by Mr. DePalma, Mr. Rook and Mr. Wichert.
No further discussion.
Motion was made to accept the plan with the following conditions: State wetlands, site specific and driveway permits are in hand and numbers on the plans.

DISCUSSION: Earl & Marlane Voudren
Home Occupation – Sharpening Service
Map 3, Lot 85-19, Guernsey Court
Mr. Voudren presented the Board with a drawing of his property. Mr. Voudrens intention is to pick-up cutlery items and bring them back to his home to sharpen then return them to his clientele, or he will bring his sharpening equipment to the client.
The Board was in agreement this is not a home occupation and does not need a permit.

Mr. Leppard understands that he needs to go through site review for the Business that is being run out of his property and is working with a surveyor. Mr. Leppard will contact Secretary Deachman when he is ready to proceed.

Marston Property
Site Review – New Business
Map 8, Lot 51, Suncook Valley Road
Ms. Roberge explained to the Board that they would be building a 40-foot by 60-foot 1 story building with 24 parking spaces in the back part of the parcel. They will have 1 driveway entrance. They are in contact with State Department of Transportation – District 5 for the driveway permit.
